Arizpe was selected to renovate eleven branch libraries in San Antonio which required major renovations and repairs. Each of the buildings had deferred maintenance issues as well as urgent repair requirements. Items typical to the work required in most of the libraries were carpet replacement, interior and exterior painting, window and door repairs and replacements, ADA upgrades, restroom upgrades, weatherproofing, electrical upgrades, lighting upgrades (interior and exterior), site drainage improvements, parking lot repairs, security, and fire protection systems upgrades.
Arizpe conducted site visits to assess each building individually and identified whether items previously recommended for repair had been done. The list of repairs was put into a Comprehensive Condition Assessment Report for each library. Each report analyzed the available funding and established a list of priority projects for each library based on code, life safety, and energy efficiencies and funding stipulations.
Following the initial assessments, the City of San Antonio hired Arizpe to design the repairs and renovations and prepare construction documents for each phase of work. Later, other branch libraries including the downtown Central Library were identified needing urgent repairs similar to the original eleven libraries. This additional work was also awarded to Arizpe.
